These are projects with complete legal documentation, reputable developers, and sustainable growth potential. In particular, the Land Use Right Certificate (red book/pink book) serves as a ‘golden guarantee’ for asset value and buyer confidence.”

Alongside the change in project selection criteria is the trend of capital shifting from the North to the South. With property prices in Hanoi and other core northern markets approaching high thresholds and investment profit margins narrowing, many investors have begun restructuring their portfolios, seeking new areas with reasonable prices but clear development foundations. Notably, this wave of “Nam Tien” capital does not chase short-term planning news but prioritizes areas that have already established substantial urban-industrial-interregional infrastructure structures.

In this context, Duc Lap commune, Tay Ninh province (formerly part of Duc Hoa district, Long An province) has emerged as a new destination for selective capital. The administrative boundary merger under Resolution 202/2025/QH15 not only expands development space but also positions Duc Lap as a western gateway to Ho Chi Minh City, directly benefiting from large-scale infrastructure investment waves in the southern region.

DT.823D route, approximately 14.27 km long, with 4 motorized lanes and 2 parallel lanes, was officially opened for technical use around April 2025. This route plays a key role in shortening travel time from Duc Lap to Ho Chi Minh City while providing direct connections to major ring roads and expressways.

Additionally, the Ho Chi Minh City Ring Road 3 section passing through Tay Ninh province, 6.84 km long, currently has 85-88% of main packages completed, with the expressway section expected to open in 2025 and the entire route completed by 2026. Once operational, Duc Lap will be within rapid connectivity to the Ho Chi Minh City center as well as major industrial zones and seaports in the Southeast region.

In particular, the Ben Luc - Long Thanh Expressway, nearly 58 km long with 4 lanes and a total investment of over VND 30,000 billion, directly connects the western and eastern areas of Ho Chi Minh City, helping to ease inner-city traffic congestion. The Ho Chi Minh City Ring Road 4 section passing through Tay Ninh province, 74.5 km long, is currently in the investment preparation, site clearance, and feasibility report stage. The project is expected to be completed and operational by 2029, expanding interregional connectivity and strengthening Duc Lap’s role in the southern logistics and satellite urban network.

The simultaneous convergence of interregional infrastructure, industrial development, and real housing demand positions Duc Lap as an area with clear growth potential.
